Having a good roof on your home is obviously very important. However, not many of us have a full understanding of why you need a roof of good quality, aside from the obvious weather proofing protection. 

Truthfully, a roof is much more useful than you may think, and does more for you than just keeping you and your belongings dry. RoofsOnly.com knows the value of a good roof, and just how much you should be thinking about your roof. 

We often forget about this part of our homes, just ignoring it because it’s not an important focal point of our day-to-day lives. We notice our walls, windows, doors, and so on get damaged or need work.

The obvious thing that a roof does is protect you. It stands as the barrier between the interior and exterior of your home. A roof in good shape will act as a barrier against all weather. From rain, to sleet, to snow, storms, ice, wind, and debris. 

A good roof will protect you, but a poor roof may get leaks, and start to accumulate mildew and mold, as well as more problems. 

Even the slightest leak in part of the roof can eventually start causing much larger water problems in your home and can actually be responsible for extensive home damage. 

Keeping your home protected from the external elements is absolutely essential, and will save you from endless repair costs when the extent of the damage finally becomes apparent. 

Adds Value To Your Home. 

Not only does it protect your home and keep any damage at bay, this keeps your home valued well, but a good roof is attractive too. 

If your house looks to be moldy, damn, moss-covered, and a home for algae then it will tell prospective buyers that you have not looked after it. If the roof is in bad shape, the whole building is likely to be in bad shape. 

By simply looking at the roof the buyer will be able to tell just how cared for the home is, and will be able to make the assumption that the entire home has been sustained and taken good care of. 

This does not just mean you will attract more buyers, but it also means you will be more likely to get a higher price when you go to sell later on. It pays off in the longer run to pay to keep your roof in good condition.

Energy Saving

Not everyone wants to sell their home though, and some of us have found our forever home and want to stay there. But, you should still maintain the roof. 

A good roof is valued to you even when you are not selling. If you have a structurally sound roof, proofed with proper ventilation, and sufficient insulation in the attic then you will have fewer leaks of air. 

This means that the temperature you set in your home will stay that temperature. Cool air in the summer won’t start leaking out, and warm air from your heating in the winter won’t start leaking out either. 

Your home temperature will be what you want it to be, and you can save a tonne of money on your heating bills when no air is escaping. Heat rises, and if your roof is not in a good condition, then the hot air from your heating will start to ooze out, resulting in your bills going up as you try to keep your home warm. 

So, a good roof keeps you comfortable, saves you money, and keeps your home at a good value. What more could you really want?

When Should you Replace Your Roof

So, when should you replace your roof? Well, there is no way to tell 100% if your roof is in good shape or not without a roof inspector. However, there are some signs. 

These are;

  • Stains on the roof. I.e. moss and algae. 
  • Light seeped through into the attic. 
  • Shingles that are damaged or missing. 
  • Old. A roof should be inspected at least every 20 years if not sooner. Especially if it is an asphalt roof. The closer the roof is to 20 years old the more it is likely to fail. If in doubt, get a pro in to check.
